New “Change Account Particulars” Function
- A new “Change Account Particulars” function for subscribers was introduced in the desktop version of the IRIS Online Services. Subscribers may update their account particulars in real time by this function.

One-Time Login with "iAM Smart" for Self-service Search Terminal (SST) Users
- “iAM Smart” has been introduced for SST users to authenticate identity and login the IRIS Online Services such that the requirement for filling in the personal identification document number on the “Personal Information Collection Statement and Customer Confirmation Statement” page can be obviated. In addition, if SST user authorises his/her “iAM Smart” account to provide his/her name to the IRIS Online Services, his/her name will be pre-filled on the page by the system.

- The user interface of the desktop version of the IRIS Online Services was enhanced to provide better user experience.
New “Search by Map” Function
- New function for searching land registers by map was introduced in the desktop version of the IRIS Online Services.
One-Time Login with "iAM Smart" for Ad hoc Users

- Applicants will be instantly notified of the result by email upon completion of processing of the application by the Land Registry.
Login with iAM Smart to Obviate Filling of Personal Identification Information
- If a subscriber logs in the IRIS Online Services with iAM Smart, the requirement for filling in his personal identification document number on the “Personal Information Collection Statement and Customer Confirmation Statement” page can be obviated. In addition, if the subscriber authorises his iAM Smart account to provide his name to the IRIS Online Services, his name will be pre-filled on the page by the system.
Retain Customer Information for Next Login
- A new option was provided on the “Your Order List - Enter Customer Information” page for subscribers to retain and carry forward the inputted customer information from one transaction to the next login.
Electronic Payment Receipt (e-Receipt)
- Electronic payment receipts with two-dimensional barcodes are provided to customers to facilitate collection of land records ordered through the IRIS Online Services at search counters. The e-Receipt can be emailed and saved in mobile devices for customers to present at the search counters.
Other Updates for IRIS Online Services
- The input field for the “User Reference for Transaction” on the “Enter Customer Information” screen will be expanded from 25 characters to 100 characters for English input.
- The “Acknowledgement” screen will be updated. The fields relating to identification document will not be shown on the Acknowledgement screen.
- The field label “查冊人士姓名” displayed at the left top corner of the first page of the Land Register is changed to “查冊者姓名/名稱” . The name of organisation instead of the name of authorised person will be displayed in the Land Register if the search is conducted by an organisation searcher.
‘iAM Smart’ Login Method
- ‘iAM Smart’ was introduced as a new login option for subscribers to authenticate and login the IRIS Online Services via their desktop computers or mobile phones.
Edit Order List Function
- A new ‘Edit Order List’ function was added to allow customers to edit order details in the order list.
Enhanced Password Requirements
- To strengthen system security, all new passwords for IRIS Online Services subscribers Login IDs must contain at least 10 characters with numbers or designated special characters.
e-Booking Service
- A new electronic booking service was launched for customers to make appointments for inspection of plans deposited in the Land Registry pursuant to government leases and various Ordinances as well as original land grant documents. The URL is ebooking.landreg.gov.hk.
Increasing the File Size Limit for Land Record Orders Delivered by “Email”, “View by Browser” and “By Download”
- To increase the upper limit of file size of land record orders (including land registers, unposted memorial information and land documents) to be delivered by Email from 4 MB to 6 MB and the upper limit of file size of land record orders to be delivered by "View by Browser" and "By Download" from 20 MB to 30 MB.

“Reprint Acknowledgement Page” Function
- A new feature “Reprint Acknowledgement Page” was provided on the “Enquire Order Status” page for customers to reprint the Acknowledgement Page.
Upgrade of the technical infrastructure of the Land Search System
- The LR has upgraded and revamped the technical infrastructure of the Land Search System. The enhanced capacity, scalability and security of the system can further improve the online land search services.
Provision of “Imaged Copy of Instrument Withheld from Registration”
- For an instrument withheld from registration imaged on or after 18 November 2019, a bilingual information sheet will be annexed to the imaged copy of the instrument withheld from registration.
“Search PRN” Function
- A new “Search PRN” function was added for customers to enquire the Property Reference Numbers (PRN) of land registers. The existing “Search Land Register” page (I- Street Name Section) was also aligned by adding suggestion list to the “House/Building No.” input field.
“Hide Closed Land Register(s)” Filtering Option
- On the search result page of the “Search Land Register”, a “Hide Closed Land Register(s)” check box was added to facilitate customers to hide all closed land registers.
Enquire Status of Lodged Document
- A new "Enquire status of lodged document” function for public to enquire the latest status of a lodged instrument was introduced.
New Online Credit Card Payment Service
- A new online credit card payment service was launched. The new payment platform supports payment by JCB and UnionPay cards in addition to VISA and Mastercard.
Viewing of Multiple Transaction Details
- On the Transaction Records Selection List of “Enquire Order Status by Order Creation Date”, check boxes were added to facilitate the subscribers to view the details of multiple transactions simultaneously.
Suggestion list for the lot number input
- A drop-down suggestion list of lot numbers associated with the lot type inputted by customers was added for selection when customers entered the lot number information on the page of “Search Land Register”.
Reminder for copies of plans to be delivered in multiple pages
- A reminder ‘Copies of plan(s) ordered will be delivered in multiple pages. For enquiries, please contact our Customer Service Hotline: 3105 0000.’ was added on the “Order Land Document” page when customers ordered plain copies of pre-IRIS imaged land documents with oversized black-and-white plan(s).
Reminder for using the ‘Forget Password’ function
- A reminder ‘Subscriber can unlock a locked Login ID by using the online “Forget password” function. The locked Login ID will be unlocked after a correct answer to the preset security question is given.’ was added when subscribers tried to log in to the IRIS Online Services with a locked Login ID.
New option of choosing “Current” or “Full” search for all selected registers
- A new option of choosing "Current" or "Full" search for all selected registers under "Set All Type of Enquiry" was provided to IRIS Online Services customers.
Retrieval of the preceding order list for subscribers
- Subscribers can retrieve the preceding order list when they re-login to the IRIS Online Services for adding/removing orders and completing the order list within the same day.
Interfacing with GeoInfo Map of Lands Department for Desktop Version
- The hyperlink “GeoInfo Map” was added in the “Search Land Register” function of IRIS Online Services to direct users to the matched lot information page on the “GeoInfo Map” of Lands Department. In addition, new “Go to IRIS Online Services” hyperlink was added on the “GeoInfo Map” to facilitate users to search land register of the matched lot.
Supporting Bilingual Inputs for Search by Street Name and Development Name
- The data input fields of Street Name and Development Name supported English and Chinese entries in the desktop version of IRIS Online Services.
Provision of Date Picker Feature
- Date picker feature was provided in the desktop version of IRIS Online Services.
Provision of Search Order and Statement in Portable Document Format (PDF)
- Apart from the existing Hyper Text Markup Language (HTML) file format, search order of land register and unposted memorial information as well as statement for subscriber were available in Portable Document Format (PDF) for delivery methods including “By Download”, “View by Browser” and “By Email”.
Email Address Validation
- Email address inputted by customer would be validated by the system, and an alert message would be prompted when possible invalid email address domain is detected.

- Modify the link in the IRIS homepage to open the "Search Lot" page in GeoInfo Map of Lands Department instead of the welcome page.

Support of Subscriber Authentication with Digi-Sign ID-Cert and Hongkong Post e-Cert for Smart ID Card
- Apart from the existing support of Hongkong Post Electronic Certificates, subscribers can choose to use Digi-Sign ID-Cert or Hongkong Post Electronic Certificate for Smart ID Card for authentication during login.
New Alert Functions
- To send notification to subscriber when the account’s unused balance has dropped below his/her pre-set balance amount. Subscriber can choose to receive the notification by email and/or alert message on screen according to his/her preference.
- To issue an alert message on screen before the system terminates the connection of the customer to IRIS website due to a period of inactivity.
Increasing the File Size Limit for Land Record Orders Delivered by "View by Browser" and "By Download"
- To increase the upper limit of file size of land record orders (including land registers, unposted memorial information and land documents) to be delivered by "View by Browser" and "By Download" from 10 MB to 20 MB.

Adoption of ISO/IEC 10646:2003 + Amendment 1 Coding Standard for Encoding Chinese Characters
- IRIS website adopts the “ISO/IEC 10646:2003 + Amendment 1” coding standard for encoding Chinese characters. The number of Chinese characters covered by the new coding standard is expanded from about 27,000 to over 70,000.
New Alert Function for Duplicate Order (for Subscribers)
- When you place your order of land register, unposted memorial information and land document, our system will give you alert on the "Your Order List - Select Delivery Method" screen if you have already ordered the same land record on the same day. You can also quickly review the last 5 related orders with the new inquiry function. If your order is correct, you can complete the ordering procedure and ignore the alert.

Online Login ID and Password Resumption Functions (for Subscribers)
- Provide online "Resume Login ID" or "Forget Password" functions for all Login ID users. Login ID and password can be resumed after the system has verified the identity of the Login ID users by providing correct answer to their preset security question.
- Provide enquiry function for each Login ID user to view his/her records about the Login ID resumption by "Resume Login ID" and "Forget Password" functions for the past 6 months.
- Provide new functions for Login ID with supervisor privilege (1) to enable or disable the use of the above online resumption function for individual supplementary Login ID and to view the change history for the past 6 months; (2) to lock and unlock individual supplementary Login ID; and (3) to view the resumption history of all Login IDs in the same account.
- After logging to IRIS, display the last successful login date and time on screen.
Supporting IPv4 (Internet Protocol version 4) or IPv6 (Internet Protocol version 6) Connection
- IRIS can support Internet connection by using IPv4 or IPv6. Since IPv6 connection has not yet been supported by the payment gateway service providers, system will remind ad hoc users to use IPv4 connection for online payment by credit card and PPS.
Launch of mobile version of the IRIS Online Services
- Facilitate customers using smartphones and mobile devices to conduct land searches more efficiently as the webpages and search results of the mobile version have been customized for viewing on smartphones and mobile devices.
Change the colour of hyperlinks for viewed / downloaded documents
- Change the colour of the hyperlinks to red for viewed / downloaded documents on the "Acknowledgement" and "Enquiry Search / Order Status" screens for indication purpose.
Password Expiry Reminder for Subscriber
- Display a reminder on screen after the subscriber logs on the system to remind the subscriber to change the password when it is going to expire within 7 days.
Increase of File Size Limit of Email Delivery
- Increase the upper limit of file size of land records (including land registers, unposted memorial information and land documents) to be delivered by email from 2 MB to 4 MB.
New "User Reference" Field for Each Order
- In addition to the current "User Reference" field for transaction, customers can opt to add "User Reference" to each order on the "Enter Customer Information" screen. The user reference inputted for each order will be shown on the relevant screens and various subscriber’s statements.
Gentle Reminder on Choosing Order Delivery Method
- Prompt a message to advise customers to choose other delivery methods when "By Fax" delivery has been selected for an ordered document over 30 pages.
Enhanced Search Land Register Function
- Facilitate search of lot and sub-division registers with new and integrated screen design.
- Add new "Type of Register" option to search sub-division registers, lot registers or both with the input information.
- Provide search of lot registers by House/Building No. and Street Name or Development Name and enhance the search of lot registers by using address information from external sources of information. Relevant land register order on screens and statements / receipts can be distinguished by an indicator "**" showing next to the Property Reference Number (PRN) or Order Number.
- Display both English and Chinese street names in the suggestion list.
- Simplify the method to select Lot, Block and Floor record in various search screens.
New Function to Enquire and Resume Login ID (For Subscriber only)
- Resume locked Login ID under the same service account by subscriber’s Login ID with supervisor privilege.

Hyperlink to Lands Department’s GeoInfo Map Services
- Add a hyperlink to the GeoInfo Map services of Lands Department (www.map.gov.hk) at the bottom of the menu bar on the left-hand side of the screen. The Advanced Search function can be used to locate the position of a lot on the map.

The arrangement applies to both plain and certified copies of land records printed for all types of orders made through counter search, self-service search and Internet search (when delivery by mail or counter collection is selected), but does not apply to the plans of land documents.
Printer Setting
- Add a reminder to inform customers on setting the printer orientation to "landscape" mode for printing the land register.
